Documents Needed for Deed

Once you decide to buy a property the following steps need to be taken. Viktor Property will assist and guide you through the entire process to make everything as easy as possible.

1. Signing the purchase contract

2. Tax number request from the local tax office

3. Issuing a power of attorney at a notary*
4. Foreign currency purchase certificate is obtained from the bank.
5. Viktor Property starts official formalities

 -Land registration application (TAPU)

5. After the application is approved, the TITLE DEED will be transferred to your name.

6. Official registration of water and electricity meters.

7. Electricity, water, internet etc. Creating a bank account so that payments can be made automatically.

8. Creating insurance according to the customer's needs, values ​​and specific characteristics
Purchasing costs

Property taxes:

This is 4% of the property value stated at the Land Registry Office. It is paid to one of the State Banks during the transfer (the amount stated in the Land Registry Office is lower than the real estate value and is stated as approximately 1000-5000 Euros).

Fee at the Land Registry Office:

Sworn translator fee at the Land Registry Office*: 50 Euro

*A sworn translator is required by law to translate the document into the appropriate foreign language.

Registration Fee at the Land Registry Office: +/- 200 Euros

Granting Power of Attorney:

Obtaining a “Completion Report” - Occupancy (Newly constructed properties only):


Prices start from 350 Euros depending on property size and location

Electric:

New connection of electricity meter: approx. 100 euros (only once)
Name transfer of an existing connection: approx. 60 euros (only once)
Energy cost per kWh: approx. 0.15 euros


This:

New connection of water meter: approx. 60 euros (only once)
Name transfer of an existing connection: approx. 30 euros (only once)
Water cost per m3: approx. 0.75 Euro
